The brief
What we were asked for.
The development combines a marina and yacht club, a five-star hotel, a promenade and more than a thousand planned homes. The residences are the main thing for sale.
Buyers are often abroad. Many have never been to Orikum. And there is no finished unit to walk through. The site has to place them on that coast first and sell them a floor plan second.
We worked from the client's brand book and sales brochure, and built the homepage and the full residences section.
The build
What we built.
A homepage that sets the scene
The hero is a full-screen film of the coast that plays forward as you scroll. From there the page moves through the marina, the yacht club and the residences. It establishes where this is before it asks for anything.
Residences catalogue
Five collections each get their own page: Central Building, East Residence, West Residence, Luxury Residence and Villas. Every page covers where the collection sits in the masterplan, what it looks out on and what residents get.
Layouts you can compare
Thirteen typologies, from a one-bedroom of 60 to 80 square metres up to a penthouse and duplex villa apartments. Each lists bedrooms, bathrooms, an area range and the outdoor space that comes with it.
Enquiry flow per collection
Each residence page has an enquiry form that already knows which collection and layout the visitor is looking at. Fields are validated on the server, and a hidden trap field filters out bots.
Live sea and weather
The header shows current air temperature, wind, sea temperature and sea state at the marina's coordinates. The readings come from Open-Meteo and refresh every 15 minutes.
Berth status at a glance
A status light in the header shows whether the marina is taking boats. The marina team controls it with a single setting.
The real estate layer
Built for off-plan sales.
Selling before construction finishes changes what a property page can honestly say. The residences section was designed around that limit.
Indicative, and labelled that way
There is no unit inventory yet. Areas are shown as ranges and typologies describe the collection, with a clear note that details are confirmed as each construction phase is released.
Enquiries now, reservations later
The forms open a conversation with the sales team. They do not pretend to reserve a specific apartment that does not exist yet.
Position and view lead
An off-plan buyer is choosing a spot in a masterplan. Each collection opens with where it sits and what it faces, ahead of any finish schedule.
One catalogue file
Every collection and layout lives in one typed data file. When real units are released, that file is the single place to connect an inventory feed.
Under the hood
Decisions worth explaining.
No runtime dependencies beyond the framework
Scroll reveals, parallax and the conditions widget are small hand-written hooks. The site ships no animation library and no UI kit, which keeps a media-heavy page light.
Live data without an account
The weather and marine readings come from an open API that needs no key. There is no secret to manage and no bill to watch.
The location does the selling
Coordinates, sea state and wind are in the header for a reason. For a marina, the water is the product, and showing it live says more than a paragraph about the Riviera.
